Previous to the financial crisis taking roots, the property market in Aarhus provided solid returns for its investors. The combination of a lucrative property market, Aarhus being a growth hub and the many future plans for the city, resulted in a total return of more than 18 percent.
According to Aarhus’ Annual Property Report by Sadolin and Albæk, the property market in Aarhus has been characterised by low levels of activity in 2009, but the future looks brighter:
·
An opportunity for buying attractive properties with a reasonable financing package and a minimal equity deposit
·
The current yield spread among primary and secondary properties once again reflects the risk of the underlying asset
·
Construction of office properties in Skejby continues at an undiminished rate
·
The probably largest area of logistics businesses in Denmark has been inaugurated near Brabrand, by companies such as Danske Fragtmænd and Dansk Supermarked
The Aarhus area is still rapidly developing and has significant future plans. Thus the structural demand
for many new jobs within the office area and growth in the population seems sensible. Simultaneously, there has been progress within retail.
